In today's market selling your home can be a challenge for homewowners. Dressing your home to sell or staging has become the "facelift" in the competitive market of real estate. We all know about removing the clutter and family pictures and clean like there is no tomorrow, but here are some suggestions that are usually overlooked.
Curb appeal is the first impression of your home. A manicured yard is important with blooming flowers, but lets not forget the front porch. When a buyer is waiting for the door to open they usually have a few minutes to scrutinize the area. Is your front door in need of paint? Bring in a new door mat, one that is as large as the porch to maximize the entry. If there are windows, have them sparkle. A pot of flowers says "welcome" as long as they are always in bloom.
When a potential buyer walks through your front door and the "ahhhhh" factor is missing, you have lost them for good. The idea is to create a home that says "fabulous lifestyle"........one that they can visulize living in. Always bring your potential buyer back into the staged area that has the best architectural features of the home. i.e...fireplace, views, open beam ceilings, etc., when its time to discuss offers you want to keep their interest peeked with the focal points. Have the air conditioner/heater at a comfortable setting. Soft, soothing music.........a back drop to the beautiful surroundings. This is one time where you want your company to over stay their visit......Oh, and don't forget to put the cinnamon rolls in the oven prior to open house to make it smell like home.
